Many log home buyers act as their own general contractor and others hire a general contractor to oversee the construction process. By acting as your own general contractor you save the typical 10% that a general contractor adds to the total cost to oversee the job; however you also assume the responsibility of obtaining the bids, overseeing the job and the supervision and coordination of the sub-contractors.
Plan Overview
Whether you decide to go with a general contractor or you act as your own general contractor the process is similar. Once you find a parcel of land suitable for building and determine how the project will be financed you would then proceed to prequalifation to determine your available funds. Then it's up to you to chose the log home that best suits your needs and start drawing up the plans! It is always advisable to get several bids for each aspect of the project. Once those decisions have been made you can then secure your building permit and proceed to clearing your property, laying your foundation and erecting your log home. Proper planning is essential for this process to go smoothly. But before you know it, you'll have your Certificate of Occupancy, you can relax in your beautiful log home.
Budget Overview
Setting a budget is one of your first tasks when preparing to build a new home. Log homes are no exception. It is advisable to speak with a mortgage lender or use a mortgage calculator to get an idea of what you pre-qualify for based on your current income and debt.
